First Time Buying?

How buying a home actually works

Nobody explains this properly, so here it is start to finish. No jargon, no pressure.

Get pre-approved

Before you look at a single house. A lender checks your income, credit and debts and tells you what you can actually borrow. It takes a day or two and it's free.

Why first: sellers here won't take an offer seriously without it, and you'll waste weekends falling for homes you can't buy.

Work out what you want

Beach or bay. New build or established. School district, commute, flood zone, HOA. Write down what you won't compromise on and what you'd trade.

On this coast, flood zone and insurance cost matter as much as the price. Ask early.

Go and look

Your agent lines up showings and tells you what's wrong with each place, not just what's right. Expect to see plenty before something fits.

Before we tour homes together you'll sign a written buyer agreement setting out what your agent is paid and who pays it. We'll walk you through it first — it's a short document and there's nothing hidden in it.

Make an offer

Price, closing date, what stays with the house, and how long you have to inspect and finance. Your agent advises; the decision is yours.

A clean offer often beats a higher one. Terms matter as much as price.

Inspection & appraisal

An inspector goes through the house properly. The lender sends an appraiser to confirm it's worth what you're paying. Either can change the deal.

Never skip the inspection to win a bidding war. On the Gulf, add wind mitigation and a roof age check.

Underwriting

The lender verifies everything. Don't change jobs, open credit cards or move large sums around now — it can sink the loan days before closing.

The quietest and most nerve-wracking stretch. Answer their requests the same day.

Closing

You sign at the title company or closing attorney, funds transfer, and the deed records. You get keys.

Bring photo ID and a wire confirmation. Never wire money on instructions that arrive by email without calling the title company first.

A word first: we're real estate brokers, not lenders. What follows is general information to help you know what to ask. Rates, terms and whether you qualify come from a licensed loan officer, not from us.

Conventional

Most common

Not government backed. Usually needs a stronger credit score and 3–20% down. Put 20% down and you avoid mortgage insurance.

Good fit: steady income, decent credit, some savings.

FHA

Lower barrier

Government insured. Lower credit scores accepted and as little as 3.5% down, but you pay mortgage insurance for the life of most loans.

Good fit: first-time buyers, thinner credit, smaller deposit.

VA

Veterans

For eligible service members, veterans and some surviving spouses. Often no deposit at all and no monthly mortgage insurance.

Good fit: anyone who has served. Worth checking eligibility even if you think you don't qualify.

USDA

Rural areas

Zero deposit for eligible buyers in qualifying rural areas. Parts of Baldwin and Mobile County qualify — more than people expect.

Good fit: buying inland, moderate income.

Jumbo

Higher price

For loans above the conforming limit. Stricter on credit, reserves and deposit.

Good fit: beachfront and larger waterfront homes.

Cash

No loan

No lender, no appraisal requirement, faster closing. Sellers often accept less for the certainty.

Good fit: investors, downsizers, anyone competing on speed.

Need a lender? We'll give you two or three names and you choose. We don't accept any fee for referring you — that's prohibited under federal law (RESPA), and it's not how we'd want to work anyway.

General information only, current to the best of our knowledge and not legal, tax or lending advice. Commissions are negotiable and are not set by law or by any association. Your own agreement governs what is actually paid.

Earnest money

$500 – $5,000

Paid when your offer is accepted, held in escrow, credited back to you at closing.

Inspection

$300 – $600

Paid up front. Add wind mitigation and termite here on the coast.

Appraisal

$500 – $800

Lender orders it, you pay for it, usually at application.

Deposit

0% – 20%

Depends entirely on the loan. VA and USDA can be zero.

Closing costs

2% – 5%

Title, recording, lender fees, prepaid taxes and insurance. Sometimes negotiable with the seller.

Insurance

Varies widely

On the Gulf this is a real number, not a footnote. Wind and flood are often separate policies. Get a quote before you're under contract.
